How to Develop a Property

Land Develoment Process

Land Surveying

The first step to any development project is getting a legal and topographic survey to capture the existing conditions of the property and any built features. Having accurate base information ensures that the design team can start the design with minimal complications.  Part of this phase usually includes geotechnical and environmental engineering studies and reports. 

Land-Use Planning

The site plan will be developed to ensure all zoning and planning requirements are met for the project. During this phase conceptual architectural drawings can be developed indicating occupancies, floor plans, elevations and construction type. 

Municipal Pre-Consult & Studies

Once a conceptual plan has been developed, the project will be reviewed with the local municipalities to determine the studies required to get site plan approval. Studies may include noise studies, light studies, environmental studies, hydrogeological studies and traffic studies. Each site is slightly different depending on the local conditions. 

Engineering & Design for Site Plan Approval

The site plan will be developed further and turned into a package for the site plan submission. A typical site plan submission includes the existing survey, pre-development watershed analysis, proposed site plan, post-development watershed analysis, grading & drainage plan, site servicing plan and a landscape plan. The package will be submitted to the municipality for Site Plan Approval

Building Design & Permitting

Once the site plan has been approved the detailed permit drawings can be developed. The permit drawings will inlcude all the information required to demonstrate building code compliance. The drawings will include specifications, floor plans, elevations, sections and details for the project. The permit package will be submitted to the municipal building department for issuance of the building permit. 

Pre-Construction Reviews & Construction

Before construction starts there will some revisions and changes to the drawing during the shop drawing and contractor review phase of the project. Once the shop drawings are reviewed, construction drawings can be issued and construction can begin.
